1. Introduction

These Terms & Conditions (“T&Cs”) govern the provision of cleaning and associated services by Alpha Cleaning Services Ltd (“ACS Ltd”, “we”, “us”) to all clients (“the Client”). These T&Cs apply to all commercial, domestic, school and specialist cleaning contracts unless otherwise agreed in writing.

2. Scope of Services

ACS Ltd provides the following services:

  • Commercial cleaning

  • Domestic & HMO cleaning

  • School & education cleaning

  • Deep cleans & end-of-tenancy clean

  • Washroom, hygiene & consumables

  • Specialist cleaning (e.g., floor care, steam cleaning)

  • Waste removal & recycling support

A full service schedule will be agreed in writing before commencement.

3. Service Standards

ACS Ltd will:

  • Deliver services using trained, vetted and supervised staff

  • Use safe and approved cleaning products

  • Maintain consistent quality standards

  • Operate in accordance with Health & Safety laws

  • Ensure continuity of service through staff planning

  • Conduct regular quality checks and audits where required

ACS Ltd does not use bleach or bleach-containing products during any cleaning operations unless expressly requested by the Client and only following the completion of an ACS Ltd Bleach Use Waiver.

Where bleach is used at the Client’s insistence, the Client accepts:

  • Full liability for any damage to surfaces or fixtures

  • Responsibility for any odour, fume or health complaints arising from its use

  • That ACS Ltd staff may refuse use if unsafe conditions exist

In the absence of a signed waiver, no bleach will be used under any circumstances.

4. Client Obligations

The Client agrees to:

  • Provide safe access to premises

  • Provide electricity, water and lighting

  • Inform ACS Ltd of any hazards or restrictions

  • Report defects, concerns or issues promptly

  • Treat staff respectfully and appropriately

5. Equipment & Materials

ACS Ltd will provide:

  • All cleaning materials

  • PPE

  • Machinery and tools

Unless alternative arrangements are agreed.

6. Fees & Payment

  • Payment terms are 14 days unless otherwise agreed

  • Late payments may incur interest under the Late Payment of Commercial Debts Act

  • Additional or emergency tasks will be chargeable

7. Cancellation & Termination

  • Contracts may be terminated with 30 days’ written notice

  • ACS Ltd may suspend or terminate services for non-payment or safety concerns

8. Liability

ACS Ltd maintains Public Liability and Employers’ Liability Insurance.
We are not liable for:

  • Pre-existing damage

  • Losses caused by defective property conditions

  • Losses arising from unforeseen hazards

Insurance certificates available upon request.

9. Confidentiality

All staff are bound by confidentiality obligations.
Client information is processed under UK GDPR.

10. Disputes

Disputes should be raised in writing within 7 days.
ACS Ltd will review and respond within 10 working days.

11. Governance & Review

This policy is reviewed annually.
